We offer 'home away from home' accommodation in the heart of Botanical South Yarra. Our large living areas and farmhouse style kitchen are fully equipped for your comfort. Help yourself to our free breakfast, cook for yourself and grab a book to read or watch the TV... Basically, make yourself at home!
Everyone gets a full Continental breakfast, 24 hour tea and coffee plus all linen and fresh towels daily. Just bring your toothbrush!

Check-in time is 2pm and check-out 10am. We will gladly hold your luggage until you are ready for your onward journey on the day of departure..
PARKING - - The local area has 2 hour on-street parking during the hours of 7.30am - 7.30pm Monday to Saturday. On-street parking is free outside of these hours. A 10 minute walk away is Premier Parking that offer 24 hour secure undercover parking for $8.00. They are not open 24 hours but you may leave your car overnight - the carpark is secured & locked after these hours: (Premier Parking -- Macfarlan Street, South Yarra, VIC -- Height Clearance: 2.1 Metres)

We
have a fully equipped communal kitchen with help yourself
tea, coffee, orange juice, cereals, toast and
preserves so feel free to cook for yourself as long as
you are willing to clean up! There's also a living/dining
room with cable TV and three fast Internet computers.
And
yes, all prices are per room per night not per person
unless otherwise stated and inclusive of help yourself
continental breakfast.

we will need a 50% deposit at time of booking which can
be left at our secure
site here.
CANCELLATION POLICY
A refund will only be given, less a ten percent handling charge of the total booking amount, if seven days notice is given prior to 12:00 noon on date of arrival.

SPECIAL EVENTS
Australian Rules Football Grand Final 2009
Minimum of 2 nights stay required. 25th to 27th September 2009. A non refundable 50% deposit is required at time of booking , and the balance to be processed on 30th August 2009. NO REFUNDS after 2.00pm 13th September 2009.
Melbourne Cup week 2009
Minimum of 2 nights stay required. 1st November to 8th November 2009. A non refundable 50% deposit is required at time of booking, and the balance to be processed on 15th October 2009. NO REFUNDS AFTER 2.00pm 22st October 2009.
Christmas/New Year 2009
Minimum 2 night stay required. 24th December 2009 to 1st January 2010. A non refundable 50% deposit is required at time of booking, and the balance to be processed on 10th December 2009 NO REFUNDS after 2.00pm 17th December 2008.
Australian Open Tennis Championship 2010
Minimum 2 nights stay required. 18th January to 31st January 2010. A non refundable 50% deposit is required at time of booking, balance to be processed on 20th December 2008. NO REFUNDS after 2.00pm 6th January 2010.
Australian Formula One Grand Prix 2010
Minimum 3 nights stay required. 24th March to 28th March 2010. A non refundable 50% deposit required at time of booking , balance to be processed on 12th March 2010 NO REFUNDS after 2.00pm 19th March 2010.
